How to start construction correctly?

The actual construction of any object is preceded by the establishment of its economic viability and technical feasibility. These tasks are reflected in a specific document called “PROJECT”.

The “Aleksstroy” company offers a model (stages) of interaction with the customer for a successful implementation of the tasks assigned to us in the field of construction:

  1. Investment plan /desire to build an object

First is the development of pre-project (pre-investment) documentation, which is called the investment justification stage.

The investment justification stage includes:

  1. Choosing a land plot
  2. Obtaining permits:
    • decision of the Executive Committee on permission to carry out design and survey works;
    • conclusion of the agreeing organizations;
    • technical conditions for engineering and technical support of the facility
  3. Development of the architectural and planning concept of the object:
    • placement of the construction object on the site plan;
    • determination of a rational structural scheme of the building (the type of structures, materials used);
    • visualization of facades, internal planning;
    • оdetermination of the estimated cost of construction of the facility.

The result of pre-project works is the development of a feasibility analysis of the necessity, expediency and efficiency of the design and construction of enterprises (buildings) and preparation of a feasibility study.

  1. Making a decision on the construction of an object.

The presence of the developed pre-investment documentation allows you to make the final decision on the construction of the facility, which determines the sources of financing, as well as the timing of design and construction.

  1. Object design.

After deciding on the design and construction of the facility, the customer concludes an agreement for design and survey work, the result of which is a set of design mockup documentation (Submittals).

Development of design mockup documentation (submittals) includes:

  1. Collection of initial data for design
  2. Performing engineering surveys (geology, geodesy, exploration, etc.)
  3. Development of stage A (architectural design)
  4. Approval of design estimates
  5. Environmental examination
  6. Examination of design documentation
  7. Development of stage C (construction project).
  1. Successful construction and commissioning.

The presence of the design documentation developed and approved by the relevant authorities allows us to carry out construction and installation work and put the constructed object/building into operation.
